Job Title: Groundskeeper / Porter Maintenance
Job Description
This role focuses on keeping an apartment community clean, safe, and presentable by performing daily cleaning, basic maintenance support, and general upkeep of common areas and grounds. The porter works closely with maintenance staff, supports property operations, and helps ensure a welcoming environment for residents, tenants, and visitors.
Responsibilities
- Maintain cleanliness of common areas, walkways, entrances, parking areas, and other assigned property spaces.
- Pick up trash and debris and empty designated trash receptacles on a regular basis.
- Sweep, mop, vacuum, and perform general cleaning tasks as needed throughout the property.
- Clean and maintain restrooms and other shared-use areas to a high standard of cleanliness.
- Assist with property groundskeeping and exterior upkeep, including general outdoor cleaning tasks.
- Support maintenance staff with basic repairs and general maintenance projects as directed.
- Assist with moving materials, supplies, furniture, or equipment around the property.
- Replace light bulbs, filters, and other basic building items under direction from maintenance or supervision.
- Identify maintenance or safety concerns and promptly report them to the supervisor.
- Maintain maintenance areas, tools, and supplies in a clean, organized, and safe condition.
- Assist with preparation and cleanup related to maintenance projects and property work.
- Follow company safety procedures and use appropriate personal protective equipment at all times.
- Perform other porter and maintenance-related duties as assigned to support property operations.
Essential Skills
- Previous experience in porter, janitorial, apartment maintenance, facilities, construction labor, or general maintenance roles preferred.
- Mechanical aptitude and basic comfort working with tools and equipment.
- Basic knowledge of hand tools and general maintenance tasks is a plus.
- Ability to follow verbal and written instructions accurately.
- Reliable, safety-conscious, and willing to assist wherever needed.
- Dependable attendance and punctuality.
- Strong attention to cleanliness, organization, and overall property appearance.
- Ability to work independently with minimal supervision.
- Ability to work effectively as part of a maintenance or facilities team.
- Professional attitude when interacting with employees, residents, tenants, vendors, and visitors.
Additional Skills & Qualifications
- Experience in apartment or property maintenance, janitorial services, facilities, or construction labor environments.
- Demonstrated initiative in noticing and addressing tasks that need attention without constant direction.
- Comfort working in an outdoor apartment complex setting.
- Willingness to learn new maintenance tasks and support a variety of property needs.

Work Environment
The position is based at an apartment complex and involves working primarily outdoors, with regular movement between common areas, walkways, entrances, parking areas, and other shared spaces. You will use basic cleaning tools, hand tools, and general maintenance equipment while following established safety procedures and using appropriate personal protective equipment. The environment is hands-on and active, focused on maintaining a clean, safe, and well-kept property for residents and visitors.
Job Type & Location
This is a Contract to Hire position based out of Tustin, CA.
Pay and Benefits
The pay range for this position is $22.00 - $25.00/hr.
Individual compensation offered for this position within this range will depend on many factors, including qualifications, skills, relevant experience, job knowledge, geographic location, internal equity, and other pertinent job-related factors.
