Maintenance Technician – Residential Community

Location: Rochester/Irondequoit, NY 14622

Employment Type: Full-Time, Direct Hire

Pay: $24–$27 per hour, based on experience

Schedule: Monday–Friday with rotating after-hours on-call coverage

We are seeking an experienced Maintenance Technician for a residential apartment community in the Rochester/Irondequoit area. This is a hands-on position involving resident work orders, apartment turns, preventive maintenance, inspections, emergency repairs, and general property upkeep.

Minimum Requirements

  • At least one year of residential or multifamily maintenance experience
  • Valid driver’s license in good standing
  • Reliable transportation
  • Ability to satisfy pre-employment drug-screening requirements
  • Ability to complete a required background screening
  • Experience completing resident work orders and apartment repairs
  • Basic plumbing, electrical, drywall, painting, appliance, carpentry, and HVAC troubleshooting skills
  • Ability to participate in an after-hours on-call rotation
  • Ability to use a smartphone or tablet for work orders, photographs, notes, and status updates
  • Ability to lift up to 50 pounds, climb ladders, and work indoors and outdoors
  • Professional communication skills when working in occupied apartments

Candidates who do not currently possess a valid driver’s license or who are unable to complete the required drug screening cannot be considered for this opening.

Primary Responsibilities

  • Complete resident service requests and work orders accurately and on time
  • Diagnose and complete routine plumbing, electrical, appliance, HVAC, drywall, painting, and carpentry repairs
  • Prepare vacant apartments for incoming residents
  • Complete apartment turns, punch-list items, and pre-inspection repairs
  • Perform preventive maintenance throughout apartments, common areas, and building systems
  • Respond to leaks, no-heat calls, electrical concerns, lockouts, and other maintenance emergencies
  • Document completed work using photographs, technician notes, and work-order updates
  • Communicate repair status, delays, parts needs, and follow-up requirements
  • Maintain tools, supplies, inventory, and maintenance work areas
  • Assist with grounds upkeep, trash removal, seasonal maintenance, and snow removal
  • Travel to nearby sister communities when occasional coverage or assistance is needed
  • Follow safety procedures, fair-housing requirements, and resident-service standards

Preferred Qualifications

  • Two or more years of apartment-maintenance experience
  • Experience independently completing apartment turns
  • HVAC, EPA 608, CPO, or other relevant certifications
  • Experience with electronic work-order or property-management systems
  • Experience working in affordable, senior, or supportive housing
  • Personal hand tools for routine maintenance work

Successful candidates will be dependable, safety-conscious, organized, and respectful. They should understand their technical limits, communicate when additional support is needed, and be willing to complete routine responsibilities such as painting, grounds work, trash removal, and snow removal.
