Position Type: Full-Time, Contract-to-Hire
Schedule: Monday–Friday with required weekend availability
Location: Arden Pay Rate: $22.00
Position Overview We are seeking a dependable and hardworking Maintenance Porter to join the maintenance team at a large apartment community. This position will be responsible for maintaining the cleanliness, appearance, and overall upkeep of the property, including valet trash collection. The Maintenance Porter will also support the maintenance team and help ensure a clean, safe, and welcoming environment for residents. This is a full-time, contract-to-hire opportunity for someone looking for long-term employment within a property management environment.
Key Responsibilities

• Perform valet trash service, including collecting bagged trash from residents' doorsteps and transporting it to designated collection areas
• Follow the community's valet trash schedule and service procedures
• Maintain cleanliness of hallways, breezeways, stairwells, common areas, parking areas, and other community spaces
• Pick up trash and debris throughout the property and maintain designated trash areas
• Assist with maintaining clean and presentable grounds and exterior areas
• Perform light maintenance and general property upkeep as needed
• Assist maintenance technicians with basic tasks, material movement, and property projects
• Prepare vacant units for new residents, including cleaning and general upkeep
• Inspect common areas and report safety hazards, damage, or maintenance concerns
• Respond to resident and property needs in a professional and courteous manner
• Safely operate basic hand tools, cleaning equipment, carts, and other equipment
• Follow all property safety procedures and company standards
• Perform other duties as assigned

Qualifications

• Previous experience in apartment maintenance, property maintenance, janitorial, groundskeeping, porter, valet trash, or a similar role preferred
• Valid California driver's license with a clean driving record and no points
• Must be able to pass a background check
• Must have weekend availability
• Reliable transportation and dependable attendance
• Ability to work independently and as part of a team
• Strong customer service and communication skills
• Ability to perform physical tasks, including standing, walking, bending, lifting, pushing, pulling, and moving trash/materials throughout the property
• Comfortable working outdoors and in various weather conditions
• Must be dependable, professional, and comfortable working in an active apartment community
