Position Summary
The Maintenance Technician is responsible for maintaining the overall appearance, functionality, and safety of the apartment community. This role includes completing service requests, performing repairs, assisting with apartment turns, and supporting preventative maintenance efforts.
The ideal candidate is reliable, self-motivated, customer-focused, and experienced in general apartment maintenance.
Key Responsibilities
- Complete resident service requests in a timely and professional manner.
- Perform general maintenance and repairs including plumbing, electrical, appliance repair, carpentry, drywall, and painting.
- Assist with apartment make-readies and unit turnovers.
- Conduct preventative maintenance on building systems and community equipment.
- Maintain common areas, amenities, and exterior property conditions.
- Troubleshoot maintenance issues and identify effective repair solutions.
- Follow all safety procedures and company policies.
- Maintain accurate records of completed work orders and repairs.
- Work collaboratively with onsite staff, residents, and vendors.
- Participate in on-call rotation if required by the property.
QualificationsRequired
- Previous apartment maintenance, facilities maintenance, construction, handyman, or related experience.
- Basic knowledge of plumbing, electrical, appliance repair, and general maintenance.
- Strong troubleshooting and problem-solving skills.
- Ability to safely operate hand and power tools.
- Reliable transportation and dependable attendance.
- Strong customer service and communication skills.
- Ability to work independently and as part of a team.
Preferred
- Experience in multifamily housing or residential maintenance.
- Knowledge of HVAC systems is a plus, but certification is not required.
- Experience with apartment make-readies and preventative maintenance programs.
Work Environment
- Indoor and outdoor work in a multifamily housing community.
- Frequent standing, walking, bending, lifting, and climbing throughout the day.
- Exposure to maintenance tools, equipment, and varying weather conditions.
- Regular interaction with residents, vendors, and onsite staff.
