Maintenance Technician Lead - North Central Indiana

We are seeking an experienced, motivated Maintenance Technician Lead to help lead the day-to-day maintenance operations of our apartment communities.


This is a hands-on leadership position for someone who knows apartment maintenance, takes pride in doing things the right way and is comfortable taking charge. We are looking for a leader who can assess what needs to be done, organize the workload, assign responsibilities and make sure the job gets finished correctly.


The ideal candidate doesn't need to be told what to do next. We want someone who can take the bull by the horns, lead by example, and help develop a maintenance team who residents and management can depend on.


Reporting Structure

The Maintenance Technician Lead reports directly to the Maintenance Supervisor and/or Facilities Director and serves as a key link between the Maintenance Supervisor and the maintenance team. The Lead is responsible for providing day-to-day direction to maintenance technicians, assigning and following up on work, and helping ensure established priorities and standards are carried out. While expected to take initiative and independently lead the team’s daily activities, the Maintenance Technician Lead works under the overall direction and authority of the Maintenance Supervisor.


What You'll Do

As Maintenance Technician Lead, you will work alongside the maintenance team while also providing daily direction, training, and accountability. Responsibilities include but are not limited to:

  • Receive, prioritize and assign resident work orders to maintenance team members based on urgency, skill level and workload.
  • Perform general apartment maintenance and repairs, including plumbing, electrical, HVAC, appliances, carpentry, drywall, painting, locks, fixtures and other common residential maintenance needs.
  • Follow up on completed work orders and inspect work when appropriate to ensure repairs are completed correctly and meet community standards.
  • Train, coach and assist maintenance technicians in troubleshooting, repair techniques, safety procedures and customer service.
  • Provide clear daily direction to the maintenance team and help keep work organized and moving efficiently.
  • Lead by example by working alongside the team and stepping in when additional knowledge, experience or manpower is needed.
  • Assist with apartment turns, preventative maintenance, inspections and preparation of units for new residents.
  • Identify recurring maintenance problems and work with management to develop practical, long-term solutions.
  • Monitor maintenance supplies, tools and equipment and communicate purchasing or replacement needs to management.
  • Help maintain clean, organized and safe maintenance shops, storage areas, and work areas.
  • Communicate professionally with community managers and residents regarding maintenance concerns, scheduling, repairs and follow-up.
  • Respond calmly and professionally when dealing with frustrated residents or difficult maintenance situations.
  • Participate in emergency and/or on-call maintenance responsibilities as required.
  • Keep management informed of significant maintenance concerns, property conditions, team needs and unresolved issues.
  • Ensure company policies, safety procedures and property standards are followed by the maintenance team.


What We're Looking For

We are looking for more than someone who is simply good with tools. The right candidate will be an experienced maintenance professional who is ready to take ownership of the maintenance operation and lead a team.


The successful candidate should have:

  • Previous apartment, multifamily, residential or comparable facilities maintenance experience.
  • Strong general knowledge of plumbing, electrical, HVAC, appliances and building maintenance.
  • Previous leadership, supervisory or team-lead experience strongly preferred.
  • The ability to diagnose problems and determine the best course of action without requiring constant direction.
  • The ability to organize and prioritize multiple work orders and projects.
  • Strong troubleshooting and problem-solving skills.
  • The ability and willingness to train and develop less-experienced technicians.
  • High standards for workmanship and attention to detail.
  • Strong communication and customer service skills.
  • The ability to communicate respectfully and professionally with residents, coworkers, vendors and management.
  • Dependability, initiative and a strong sense of responsibility.
  • The ability to remain organized and productive in a fast-paced environment.
  • EPA certification is strongly preferred.
