Job Description

The Maintenance Supervisor is responsible for ensuring well‑maintained, safe, and operational rental properties across the assigned portfolio. This position coordinates maintenance schedules, oversees and develops maintenance associates, assists with special projects, and implements preventive maintenance programs while adhering to established budgetary guidelines.

Essential Functions

Resident Service & Daily Operations

  • Respond to resident work orders promptly and complete repairs efficiently. Provide regular status updates to the Property Manager, including any applicable maintenance chargebacks.
  • Perform general maintenance tasks such as carpentry, plumbing, touch‑up painting, and other repairs as needed.
  • Complete repairs required for unit turns to ensure timely, market‑ready turnover.

Technical Maintenance & Preventive Care

  • Perform repairs and preventive maintenance on mechanical, electrical, HVAC, refrigeration, and plumbing systems, as well as building components, fixtures, and equipment.
  • Inspect HVAC and mechanical components on a routine schedule and maintain required documentation.
  • Recommend outside contractors when specialized work is needed.
  • Follow all OSHA, company, and property‑specific safety protocols, including proper use of PPE and safe operation of tools and equipment.

Leadership & Team Oversight

  • Supervise Maintenance Technicians, including training, development, hiring, and corrective action.
  • Ensure consistent, high‑quality preventive maintenance and repair standards across the portfolio.
  • Manage a weekly maintenance team schedule to ensure efficient workflow and timely task completion.

Inventory, Supplies & Property Appearance

  • Order supplies and maintain an organized, adequate inventory.
  • Keep maintenance and storage areas clean, safe, and well‑organized.
  • Assist with grounds upkeep and maintain top‑quality curb appeal.

Communication & Reporting

  • Communicate proactively with the Property Manager and Leadership Team regarding issues, concerns, or unusual matters requiring attention.

Skills and Knowledge

Technical Skills

Appliances: Diagnose and repair refrigerators, stoves, dishwashers, washing machines, dryers, microwaves, AC wall units, and garbage disposals.

Plumbing: Repair leaks in various materials (e.g., copper, PVC). Repair and replace plumbing fixtures including faucets, toilets, showers, and bathtubs. Replace zone valves on baseboard‑style heating systems.

Electrical: Diagnose and repair electrical issues involving light fixtures, switches, GFCI receptacles, doorbells, and low‑voltage systems.

Carpentry: Perform repairs involving cabinets, doors, floors, ceilings, walls, and roofs. Replace doors, repair drywall, and install/replace trim, baseboards, and window casings.

Irrigation: Start up and shut down irrigation systems, troubleshoot issues, repair broken heads and lines, and program system controls.

HVAC: Diagnose and repair furnaces, boilers, central air conditioners, air handlers, and related HVAC equipment.

Education and Experience Requirements

Minimum Qualifications

  • High school diploma or G.E.D.
  • 2–5 years of experience in a property maintenance role
  • Strong knowledge of plumbing, electrical, and appliance repair
  • Ability to work independently and manage multiple priorities
  • Strong communication and organizational skills

Preferred Qualifications

  • Special Engineer Boilers License or CRMT designation
  • Supervisory or lead maintenance experience

Other Requirements

  • Ability to pass a drug screen and background check
  • Valid Class D driver’s license with a clean driving record
  • Medical card or the ability to obtain one

Physical Demands Analysis

The Maintenance Supervisor works both indoors and outside and is a physically demanding position. The majority of the day is spent standing, walking, carrying, and lifting. This position requires working with hand and power tools, ability to climb a ladder, working near moving mechanical parts, and heavy lifting.

Total Rewards

This full-time, exempt position offers a estimated pay range of $25 - 26 an hour based on job-related experience, skills, and qualifications.
