Position Title: Real Estate Specialist
Location: Blue Bell, PA
Assignment Type: Direct Hire (Permanent)
Salary: $78,000 -$88,000
Work Schedule: Full-time, approximately 8:30 AM to 5:30 PM (some flexibility to support a West Coast team)
On-Site or Hybrid: On-site, 5 days per week

An Addison Group client is looking for a Real Estate Specialist!
This role executes the day-to-day real estate activities of a commercial and industrial portfolio. It is a full-cycle leasing seat, not a customer-service property management role. The right person has owned lease negotiation, drafting, and amendments end to end.
Job Responsibilities:
- Manage lease analysis and negotiation of business terms for commercial and industrial transactions
- Draft lease agreements, amendments, and communications to landlords and property managers
- Prepare contracts for execution and request Certificates of Insurance
- Monitor critical dates and secure lease extensions ahead of expiration
- Build, maintain, and update the lease administration database for the full portfolio
- Partner with Accounts Payable on recurring lease payment schedules and resolve payment discrepancies with landlords
- Prepare and manage monthly real estate reports on leased and owned properties
- Manage final property walk-throughs with landlords and branch representatives
- Research and process zoning, occupancy, and use permit applications
- Manage broker, landlord, and subtenant relationships and coordinate with legal, risk, environmental consultants, and surveyors
- Provide general administrative support as needed
Requirements:
- 2 to 8 years of experience in corporate real estate or property management
- Hands-on experience across the full leasing process: drafting, negotiating business terms, amendments, and lease abstracts
- Experience supporting multiple groups or departments
- Proficiency with MS Office (Word, Excel, Outlook, PowerPoint)
- Strong attention to detail, organization, and written and verbal communication
- Sound judgment and the ability to prioritize and multitask in a fast-paced environment
- Experience assisting a fast-paced real estate department preferred
