Division 8 Estimator – Lead Commercial Opening Proposals for Cap8 Doors & Hardware, LLC

Job Overview:

• Company: Cap8 Doors & Hardware, LLC
• Salary/Pay Rate: $75,000 to $90,000 Plus Performance Based Bonus

The Opportunity:

You will drive our preconstruction efforts by crafting detailed, highly accurate, and competitive bid packages for large-scale commercial openings. Operating in a supportive, fast-paced environment that prioritizes inclusion and professional development, you will directly influence project margins and win rates. You will have full ownership of your estimating pipeline while partnering closely with project management, detailing, and sales teams.

How You Will Make an Impact:

• Analyze architectural plans, life safety codes, ADA compliance, and hardware schedules to build precise material take-offs.
• Engineer cost-effective value engineering options that protect design integrity while delivering key budget savings.
• Negotiate pricing, material coverage, and project timelines directly with manufacturers and specialized vendors.
• Formulate clear, accurate, and compelling bid proposals tailored to general contractors and end-user clients.
• Lead proactive post-bid follow-ups and scope negotiations to successfully close commercial contracts.
• Facilitate seamless operational handoffs from estimate to execution alongside detailing and project management teams.
• Maintain exceptional long-term relationships with general contractors, architects, and industry suppliers.

Required Qualifications & Experience:

• Extensive commercial trade knowledge specifically focused on Division 8 doors, frames, and hardware.
• Proven ability to interpret complex architectural drawings, structural specifications, and hardware schedules.
• Advanced expertise in Microsoft Excel for complex estimating formulas, formatting, and data analysis.
• Absolute willingness to travel for quarterly meetings, trade events, and occasional jobsite visits.

Preferred Qualifications & Experience:

• 3+ years of dedicated estimating experience within the commercial construction industry.
• Hands-on proficiency with dedicated door and hardware estimating software packages.
• Specialized experience utilizing Bluebeam software for digital take-offs and document review.
