Required Qualifications:
• Current Connecticut Public Service License in good standing
• Must possess an F, S, V, or A endorsement
• Clean driving record
• High School Diploma or equivalent
PURPOSE OF YOUR POSITION:
Assist the Physical Plant Director/ Maintenance Supervisor in keeping New Horizons Village clean, safe and in good repair. Provide repairs and maintenance along with on call duties at Middlebury as assigned.
RESPONSIBILITIES INCLUDE:
- Perform basic repairs (carpentry, plumbing, painting and HVAC) to apartments, community building, and outbuildings.
- Perform minor site and building modifications and improvements such as grounds-keeping and power washing. Assess property for safety concerns.
- Assist site maintenance sub-contractors and vendors as needed.
- Use the Village truck for picking up and/or delivery of supplies and equipment. Use golf cart according to manufacturer’s specifications and training standards.
- Assist with special event set-up, take-down and clean up.
- Assist with housekeeping tasks as assigned such as cleaning and waxing floors. Fill-in for housekeeping as assigned, wash windows, dusting, cleaning of restrooms and trash disposal, etc.
- Identify and report any safety issues, malfunctions and repairs needed within the facility and property.
- Keep a written record of maintenance tasks that are completed.
- Maintain tools and equipment in good working order. Operate tools, equipment, and machinery in safe responsible manner per OSHA standards.
- Keep all equipment, tool and storage areas in neat, orderly fashion. Put all items that are used back in their places by the end of your shift.
- Assist with occasional events and potential emergencies during off-hours at New Horizons Village and New Horizons Middlebury locations.
- Assist Physical Plant Director/Maintenance Supervisor as directed.
- Be available for on-call rotation for emergencies at New Horizons Village and New Horizons Middlebury.
- Perform other duties as assigned by the Maintenance Supervisor and/or Village Manager.
WORKING CONDITIONS:
- Works in office areas as well as throughout the facility.
- Sits, stands, bends, lifts, and moves intermittently during working hours.
- Is subject to frequent interruptions.
- Works beyond normal working hours, on weekends, and holidays and in other positions temporarily when necessary.
- Is required to be on-call for emergencies.
- Is subject to falls, burns from equipment, odors, etc., throughout the workday.
- May be required to work in cramped spaces and in adverse weather conditions.
EDUCATION:
High school diploma or equivalent.
EXPERIENCE:
The ideal candidate will have experience and solid technical knowledge
SPECIFIC REQUIREMENTS:
- Must possess manual dexterity and physical stamina.
- Must maintain the care and use of supplies, equipment, etc., and maintain the appearance of maintenance areas.
- Must possess sufficient mechanical abilities to handle facility maintenance needs with little outside contract use.
- Must function independently and have flexibility, personal integrity, and the ability to work effectively with tenants/personnel.
- Must be able to push, pull, and do heavy lifting without restrictions.
- Must be able to assist in the evacuation of tenants in emergencies.
