KS Management Inc. is seeking a Community Association Manager lll to provide leadership, strategic guidance, and high-level operational oversight across a diverse portfolio of condominium and homeowner associations. This role is ideal for a seasoned association management professional who’s mastered the fundamentals, holds advanced credentials (AMS® or PCAM® strongly preferred), and is ready to influence organizational standards, mentor managers, and support complex communities.
What You’ll Do
Portfolio Leadership & Oversight
- Manage a larger or more complex portfolio of Associations, ensuring operational continuity, financial stability, and strong community satisfaction.
- Serve as the primary escalation point for challenging issues, high-risk situations, or sensitive board matters.
- Provide strategic recommendations to Boards to support long-term planning, reserve growth, and policy development.
Team & Process Development
- Support, coach, and mentor Community Association Managers to improve consistency, service delivery, and performance.
- Help refine and implement standard operating procedures and ensure compliance across the management team.
- Assist leadership with onboarding, training, and cross-department coordination.
Advanced Board & Stakeholder Relations
- Lead high-complexity board meetings, including budget workshops, special projects, and major capital initiatives.
- Guide Boards through large-scale projects such as special assessments, building rehabilitations, and long-term maintenance plans.
- Present clear, data-driven recommendations to support community decision-making.
Financial & Budget Expertise
- Oversee financial performance across assigned communities, ensuring accuracy, transparency, and adherence to fiscal policy.
- Review and validate budgets prepared by Community Managers; assist Boards with forecasting and multi-year planning.
- Monitor receivables, payables, and reserve activity at a portfolio level; support corrective action plans as needed.
Vendor & Project Management
- Lead and oversee high-value vendor contracts, bids, and capital project execution.
- Ensure risk mitigation, regulatory compliance, and proper documentation for all major projects.
Community Standards & Regulatory Compliance
- Oversee inspection protocols, enforcement practices, and documentation standards across assigned communities.
- Ensure compliance with governing documents, state laws, and industry best practices.
Who You Are
- A seasoned manager with significant HOA/Condo association management experience, ideally 5–7+ years.
- Holder of AMS® or PCAM® (or actively pursuing).
- A natural leader who balances diplomacy with accountability.
- Strong in financial management, project oversight, and long-term planning.
- Excellent at juggling priorities without breaking a sweat—or your sense of humor.
- Tech-savvy, organized, and unfazed by complexity.
Work Expectations
This role requires periodic on-site visits, attendance at evening board meetings, and the flexibility to lead high-impact initiatives. Compensation time is provided for adjusted schedules.
Compensation
$65,000–$75,000 per year, commensurate with experience and credentials.
