Bridlewood Real Estate Company is seeking a motivated, organized, and resident-focused Associate Property Manager to join our Venice-area property management team.
This is an excellent opportunity for someone with property management experience who is ready to expand their responsibilities and grow into a Property Manager role. Affordable Housing and/or Low-Income Housing Tax Credit (LIHTC) experience is strongly preferred.
The Associate Property Manager will work closely with Regional Management and the onsite team to assist with the day-to-day operations of affordable housing communities, including leasing, compliance, resident relations, collections, inspections, maintenance coordination, and overall property operations.
- Assist with the daily operations and management of assigned residential communities.
- Assist with leasing, applications, move-ins, renewals, recertifications, and move-outs.
- Collect and review resident income and asset documentation for affordable housing compliance.
- Assist with LIHTC compliance, resident files, certifications, audits, and inspections.
- Maintain accurate resident records, files, reports, and property documentation.
- Communicate professionally and compassionately with residents, applicants, vendors, and team members.
- Assist with rent collection, delinquency follow-up, notices, and resident account questions.
- Conduct property and unit inspections and assist with ensuring the community is maintained to company standards.
- Coordinate with maintenance staff and vendors regarding work orders, repairs, preventative maintenance, and property needs.
- Assist with resident concerns, lease violations, notices, and documentation.
- Support marketing and leasing efforts to maintain strong occupancy.
- Assist with preparation for agency, lender, compliance, and physical inspections.
- Help ensure the property remains compliant with applicable affordable housing program requirements, Fair Housing requirements, company policies, and lease provisions.
- Provide onsite management coverage when needed and assist the Regional Manager and Property Manager with special projects.
- Participate in company training and continuing education.
- Some Saturdays may be required as needed for leasing, resident events, property needs, inspections, or other operational requirements.
