Job DescriptionFull-Time Apartment Maintenance Technician
Job OverviewWe are seeking a skilled and reliable Full-Time Maintenance Technician to join our property management team. In this role, you will ensure our apartment buildings and individual units remain safe, functional, and well-maintained. You will handle everything from daily work orders and preventative care to full apartment turnovers, directly impacting our residents' quality of life. [1, 2]

Compensation & Benefits

  • Pay Rate: $18.00 – $26.00 per hour (commensurate with experience).

Key Responsibilities
Routine & Emergency Repairs

  • Fix electrical, plumbing, heating, and wiring issues.
  • Repair household fixtures, toilets, and appliances.
  • Troubleshoot mechanical equipment problems quickly.
  • Participate in a shared on-call rotation for after-hours emergencies.


Apartment Turnovers ("Make-Readies")

  • Prep vacant apartments for incoming residents.
  • Repair or patch flooring and drywall.
  • Perform professional painting and deep cleaning.


Building Inspections & Safety

  • Conduct regular building walk-throughs.
  • Identify and fix safety hazards immediately.
  • Ensure all properties meet safety standards.


Preventative Maintenance

  • Follow preventative maintenance schedules.
  • Service furnaces, HVAC, and mechanical systems.
  • Prolong the lifespan of property equipment.


Inventory & Communication

  • Track tool, part, and supply inventories.
  • Request and order materials when stock is low.
  • Manage work orders through our system.
  • Provide friendly service to residents and staff.



Required Skills & Job Requirements

  • Technical Knowledge: Hands-on experience in plumbing, electrical, carpentry, and HVAC.
  • Tools & Transport: Must provide your own reliable vehicle and basic hand/power tools.
  • Problem-Solving: Ability to diagnose issues and find efficient, lasting solutions.
  • Detail-Oriented: Commitment to high-quality workmanship and property cleanliness.
  • Physical Ability: Capability to lift heavy equipment, climb ladders, and stand for long periods. [1, 2]
