Overview
Client is seeking an experienced Senior Property Manager to oversee a portfolio of commercial properties in the DC Metro area. This position is a combination of office-based work in Vienna and regular on-site visits to assigned properties. The Senior Property Manager will be responsible for day-to-day property operations, owner and tenant relationships, financial reporting, budgeting, vendor management, and overall property performance.
Requirements
- 5+ years of commercial property management experience
- Bachelor's degree preferred
- CPM or RPA designation, or progress toward designation, preferred
- Experience with budgets, ownership reporting, and CAM reconciliations
- Experience with Yardi, MRI, or similar property management software
- Strong Microsoft Excel, Word, and Teams skills
- Strong written and verbal communication skills
- Highly organized with the ability to manage multiple priorities
- Strong judgment, accountability, and customer service skills
- Ability to travel between assigned properties
- Availability for occasional after-hours emergency response
Responsibilities
- Manage day-to-day operations for a portfolio of retail, office, and industrial properties
- Serve as the primary point of contact for property owners, including monthly owner calls and reporting
- Manage tenant and vendor relationships and address property-related concerns
- Oversee rent collections and cash management in coordination with Accounting
- Prepare monthly financial and operational reports, including variance explanations
- Develop, manage, and reforecast annual operating and capital budgets
- Manage CAM estimates and annual reconciliations
- Administer leases and tenant documentation, including defaults, certificates of insurance, and gross sales reporting
- Manage vendor contracts, bidding, insurance requirements, and vendor performance
- Oversee minor construction projects, tenant build-outs, and capital projects
- Conduct regular property inspections and identify operational, financial, and risk issues
- Coordinate property tax reviews and appeals as applicable
- Partner with Leasing, Accounting, and Construction teams
- Respond to after-hours emergencies as needed
