About This Role:

  • Location: Prosper Azalea City, 1503 E Park Ave, Valdosta, GA 31602
  • Employment Type: Full-time
    • This position requires a flexible schedule with varying work hours, including weekends.
  • Competitive Salary with potential for monthly and semi-annual bonuses

Desired Qualifications for a Community Manager:

  • Extensive experience in multi-year multifamily property management.
  • Over 3 years of experience managing multiple direct reports.
  • Demonstrated ability to achieve positive outcomes while embodying and promoting core values.
  • Exceptional verbal and written communication skills.
  • Strong analytical abilities, including proficiency with income and financial statements.
  • Proven track record in change leadership and on-site project management.
  • Empowerment, accountability, and a successful history of meeting goals, enhancing performance, and developing team members.
  • Familiarity with Appfolio, G Suite, and Microsoft Office is advantageous.

Key Responsibilities as a Community Manager:

  • Oversee leasing documents, data entry, and review renters' insurance, utility transfers, move-ins, and file checklists.
  • Evaluate and approve or decline applications, update Appfolio decisions, and execute new leases.
  • Ensure marketing materials for available units are current, aiming for 95% occupancy.
  • Assist with court appearances and manage notices.
  • Review and provide insights on leads, tours, and follow-up actions.
  • Track leasing activities and present detailed performance data weekly, monthly, and quarterly.
  • Conduct monthly leasing meetings to discuss challenges, incentives, availability, and bonuses.
  • Submit commissions for leasing agents by payroll deadlines.
  • Onboard, train, and mentor new Leasing Agents.
  • Review renewals and upcoming properties with the General Manager.
  • Assist with property inspections and liaise with single-family teams.
  • Manage security deposit dispositions and attend necessary meetings.
