We are seeking a reliable, communicative Maintenance Day Porter to support the daily operations of four office buildings in Blue Bell, PA. This role focuses on common-area cleanliness, routine maintenance and minor repairs, and professional communication with tenants and management. We are looking to hire someone around mid November.
What We Offer
- Pay of $23 per hour.
- 10 paid vacation days per year with advance notice.
- Consistent weekday hours, 8:00 a.m. to 4:00 p.m.
Facility Cleanliness
- Work alongside our night cleaning team to maintain clean bathrooms, hallways, lobbies, and other common areas throughout the day.
- Restock bathroom supplies, including toilet paper, paper towels, and soap.
- Address spills, overflowing trash, and other cleaning needs as they arise.
- Collect and dispose of trash and recycling, and keep disposal areas orderly.
- Keep building entrances, walkways, and exterior common areas clean and free of litter.
Basic Maintenance & Building Upkeep
- Perform routine walkthroughs of all four buildings to identify maintenance needs, leaks, damaged fixtures, and safety concerns.
- Replace light bulbs and report lighting fixtures that require additional repair.
- Handle minor plumbing repairs, such as clearing simple sink or toilet clogs, repairing running toilets, and replacing basic faucet or toilet components.
- Make minor repairs to doors, handles, hinges, and other building hardware.
- Complete basic carpentry, wall patching, painting, and touch-up work.
- Assist with routine HVAC upkeep, including replacing accessible filters, checking thermostat settings, and reporting unusual noises, leaks, or heating and cooling problems.
- Respond to routine maintenance requests, keep management informed of progress, and confirm when work is complete.
- Notify the property manager promptly of urgent issues or repairs requiring a licensed technician or specialized contractor.
- Help coordinate contractor access and explain observed problems to service technicians.
- Keep tools, maintenance supplies, and storage areas organized.
- Assist landscapers with exterior maintenance of the properties.
Tenant & Management Communication
- Serve as an onsite point of contact for tenants, responding to requests and concerns professionally.
- Communicate tenant maintenance concerns to the property manager and provide updates as needed.
- Assist management with coordinating access to tenant spaces and communicating about scheduled maintenance.
Qualifications
- 1–3 years of maintenance and/or cleaning experience, preferably at a commercial property.
- Basic working knowledge of plumbing repairs, painting, carpentry, and routine building upkeep.
- Ability to safely use common hand tools, power tools, and ladders.
- Ability to prioritize tasks, work independently, and recognize when a repair requires professional assistance.
- Strong communication skills and a professional attitude when interacting with tenants.
- Reliable transportation and ability to travel between the four Blue Bell properties.
- Ability to perform physical duties, including walking, standing, bending, and lifting maintenance supplies and equipment.
- Successful completion of a background check.
