We're currently seeking a hands-on, part-time Property Manager to oversee a scattered-site portfolio of 150 to 200 units across four nearby communities in Cincinnati, OH.
This role is ideal for an independent operator with affordable housing experience who enjoys variety, field work, and solving real operational challenges. You’ll report directly to ownership, partner closely with maintenance and vendors, and help drive a turnaround effort that includes active city code-violation resolution. The position starts at approximately 20 hours per week with a clear path to grow into a full-time role as the portfolio expands.

Responsibilities
- Oversee day-to-day operations across a scattered-site portfolio of 150 to 200 units located within a short drive of each other
- Manage leasing activity, resident relations, rent collection, delinquency follow-up, and coordination of the eviction process as needed
- Coordinate maintenance, vendors, and contractors, including scheduling, follow-up, and quality control across multiple sites
- Own ongoing city code-violation resolution by working with inspectors, contractors, and internal partners to close items quickly
- Track property performance and report on operations and budget/P&L items directly to ownership
Qualifications
- 2+ years of multifamily property management experience (affordable housing strongly preferred)
- Section 8 / Housing Choice Voucher experience preferred; LIHTC exposure is welcome in lieu of direct voucher experience
- Comfort managing multiple smaller properties and traveling locally between sites during the workweek
- Proven ability to operate independently in a hands-on environment, including heavy follow-up with vendors and contractors
- Experience with AppFolio, Yardi, or similar property management software preferred (training available)
