OVERVIEW
A growing and highly respected real estate owner-operator is seeking an experienced Property Manager to lead the lease-up and stabilization of a brand-new Class A luxury apartment community in Charlotte. This 336-unit development is scheduled to open in Fall 2026, with pre-leasing beginning in August.

This is a unique opportunity to take ownership of a high-profile lease-up from the ground floor, driving leasing performance, building a best-in-class onsite team, and establishing operational excellence from day one.

WHAT YOU’LL DO
Lead the successful lease-up and stabilization of a new 336-unit luxury apartment community.
Develop and execute leasing, marketing, and resident acquisition strategies to achieve occupancy goals.
Build, train, and mentor a high-performing onsite team.
Manage property operations, budgets, financial reporting, and overall asset performance.
Monitor leasing velocity, occupancy trends, concessions, and market conditions.
Drive resident satisfaction and establish a luxury customer experience culture.
Oversee vendor relationships, service contracts, and property readiness throughout lease-up.
Coordinate move-ins, resident retention initiatives, and community engagement programs.
Ensure compliance with Fair Housing regulations, company policies, and operational standards.
Partner with ownership and leadership to achieve stabilization milestones and long-term performance goals.

WHAT IT TAKES
5+ years of multifamily property management experience.
Prior lease-up experience strongly preferred.
Experience managing Class A luxury communities preferred.
Strong financial acumen with experience managing budgets and improving NOI.
Proven ability to lead, develop, and motivate onsite teams.
Strong leasing, marketing, and occupancy management experience.
Exceptional customer service and resident relations skills.
Familiarity with Yardi, Entrata, or similar property management software preferred.
Ability to thrive in a fast-paced, entrepreneurial environment.
