We are seeking a dependable, skilled, and service-oriented Maintenance Technician to join our team at a 250+ unit multifamily apartment community in Louisville, Kentucky. The ideal candidate will have hands-on maintenance experience, strong troubleshooting abilities, and a commitment to providing excellent service to our residents.
The Maintenance Technician is responsible for completing resident service requests, assisting with apartment make-readies, maintaining the community and its amenities, and supporting the Maintenance Supervisor with preventive maintenance and property improvement projects.
Key Responsibilities
- Complete resident maintenance requests accurately and within established timeframes.
- Diagnose and repair basic plumbing, electrical, HVAC, appliance, carpentry, and general maintenance issues.
- Assist with HVAC troubleshooting, repairs, and routine preventive maintenance.
- Prepare vacant apartments for new residents, including completing make-ready repairs and inspections.
- Repair or replace appliances, plumbing fixtures, electrical components, doors, locks, blinds, hardware, and other apartment components as needed.
- Perform drywall repairs, painting, caulking, minor carpentry, and other general repairs.
- Conduct routine inspections and preventive maintenance throughout the community.
- Maintain common areas, amenities, building systems, grounds, maintenance shop, and equipment.
- Respond professionally and courteously to residents, vendors, coworkers, and management.
- Properly document and close out work orders with accurate notes regarding work performed.
- Assist with maintaining appropriate inventory of maintenance supplies, tools, and equipment.
- Follow all company safety procedures and applicable OSHA requirements.
- Assist with snow and ice removal and other seasonal property needs.
- Participate in the on-call emergency maintenance rotation, including evenings, weekends, and holidays as scheduled.
- Respond promptly to emergency maintenance calls in accordance with company procedures.
- Perform additional maintenance-related duties and property projects as assigned by the Maintenance Supervisor or Property Manager.
Qualifications
- Previous apartment, multifamily, hotel, commercial, or residential maintenance experience preferred.
- Working knowledge of plumbing, electrical, HVAC, appliances, carpentry, and general building maintenance.
- Ability to troubleshoot maintenance issues and determine appropriate repairs.
- HVAC/EPA certification preferred; may be required based on assigned responsibilities.
- Ability to use hand tools, power tools, ladders, and maintenance equipment safely.
- Strong organizational and time-management skills.
- Ability to prioritize service requests in a fast-paced 250+ unit community.
- Strong communication skills and a professional, resident-focused attitude.
- Dependable attendance and ability to report to scheduled shifts and on-call assignments.
- Valid driver's license and reliable transportation preferred.
- Ability to work independently as well as collaboratively with the onsite team.
Schedule:
- Full-time schedule with occasional weekend or on-call duties as needed (seasonal)
