POSITION SUMMARY:
The Assistant Maintenance Director supports the Maintenance Director in the daily oversight of the facility’s physical plant. This role is a blend of "hands-on" technical work and administrative supervision. You will help manage the maintenance team, coordinate work orders, and ensure the facility remains in peak condition and in full compliance with safety regulations.
RESPONSIBILITIES & ACCOUNTABILITIES:

Leadership Support: Partner closely with the Maintenance Director to supervise the department and ensure all repairs are completed efficiently.

Facility Upkeep: Maintains the building and grounds in a clean, safe, and functional condition, proactively identifying areas for improvement.

Technical Expertise: Performs "hands-on" repairs involving plumbing, electrical, carpentry, HVAC, and general masonry.

Systems Oversight: Assists in maintaining the fire alarm, emergency generator, and sprinkling systems; ensures all safety checks are documented.

Departmental Management: Assists in assigning work duties, scheduling staff, and orienting new maintenance employees.

Director Proxy: Assumes the full responsibilities of the Maintenance Director during their absence.

Inventory & Supplies: Helps monitor tool inventory and requisitions supplies to ensure the team has the necessary equipment.

On-Call Availability: Remains on-call for 24-hour emergency response as part of the management rotation.

Resident Service: Ensures all maintenance tasks are performed with a "Resident First" mentality, respecting the privacy and rights of all individuals in the facility.
SPECIFIC EDUCATIONAL/ VOCATIONAL REQUIREMENTS:

High School degree or equivalent.

Strong technical knowledge of wiring, plumbing, and HVAC systems.

1 to 2 years of supervisory or assistant management experience preferred.

Must be able to read, write, and communicate effectively in English.
