Job Overview
Are you a seasoned multifamily real estate professional who thrives on operational excellence and high-level portfolio oversight? ADR/ Preferred Business Properties is seeking an experienced, autonomous Associate Property Manager to take the reins of our established apartment management platform.
This is a senior-level position reporting directly to the Apartment Supervisor. This is not an entry-level or training role. We are looking for a confident leader who can step in on day one, optimize day-to-day operations across a 400-unit portfolio, and help drive the strategic growth of our multifamily division.
Portfolio Scope & Location
- Portfolio Size: Approximately 15 apartment buildings (~400 total units).
- Geographic Footprint: Properties are located throughout the San Fernando Valley and San Gabriel Valley.
- Operational Structure: The majority of these properties feature dedicated, on-site managers; this role requires active, high-level operational oversight, mentorship, and field support for those teams.
- Work Environment: Professional, collaborative in-office team environment paired with active in-field operational oversight.
What We Offer
- Compensation: $65,000 - $85,000 / year] (Depending on experience)

Key Responsibilities
- Portfolio & Operations Oversight: Lead day-to-day operations of the assigned multifamily portfolio, ensuring peak asset performance, regulatory compliance, and tight financial oversight (rent rolls, delinquencies).
- In-Field Inspections: Conduct regular, structured site visits, comprehensive monthly property inspections, and vacancy walkthroughs to perform ongoing property condition assessments.
- On-Site Team Leadership: Supervise, train, and support existing on-site managers to maintain high operational and tenant-relations standards.
- Vendor & Maintenance Management: Coordinate, evaluate, and oversee vendor contracts. Ensure tight quality control, scope execution, and timely processing of work orders and invoicing.
- Leasing & Compliance: Review and process lease applications; draft/review airtight lease agreements and required legal notices; seamlessly coordinate move-in and move-out workflows.
- Tenant Relations: Maintain a responsive, professional, and solution-oriented approach to tenant relations, handling escalated matters efficiently to preserve property reputations.
Qualifications & Requirements
- Experience: 5+ years of direct, hands-on multifamily property management experience. Proven experience managing portfolios of 300+ units is highly preferred.
- Licensure: An active California Real Estate License is required (or must be currently in progress and fully obtained shortly after hire).
- Software Proficiency: Hands-on experience with AppFolio (or comparable property management software like Yardi or RealPage) is required.
- Mobility: Must possess a valid CA driver’s license, reliable transportation, and a comfort level with regular in-field travel across the San Fernando and San Gabriel Valley territories.
