About the Role:

The Make Ready Tech plays a critical role in preparing rental properties for new tenants by ensuring that each unit is clean, safe, and fully functional. This position involves performing a variety of maintenance and repair tasks, including painting, cleaning, minor carpentry, and appliance servicing, to bring properties up to company standards. The Make Ready Tech works closely with property managers and leasing agents to coordinate timely turnovers and maintain high occupancy rates. Attention to detail and a commitment to quality workmanship are essential to enhance tenant satisfaction and preserve property value. Ultimately, this role ensures that every unit is move-in ready, contributing directly to the overall success of the real estate rental operation.

Minimum Qualifications:

  • Basic knowledge of general maintenance, including plumbing, electrical, and carpentry.
  • Ability to lift heavy objects and perform physical labor for extended periods.
  • Strong attention to detail and ability to follow safety protocols.

Preferred Qualifications:

  • Previous experience in property maintenance or make ready technician role.
  • Certification or training in HVAC, electrical, or plumbing trades.
  • Experience working in multifamily housing.
  • Strong communication skills to effectively coordinate with team members and vendors.

Responsibilities:

  • Inspect vacant rental units to identify necessary repairs and maintenance tasks.
  • Complete the required routine maintenance in make ready units.
  • Document work completed and report any significant issues to property management.
  • Ensure all units meet safety and quality standards before tenant move-in.
  • Maintain tools, equipment, and work areas in a clean and organized manner.
  • Respond promptly to maintenance requests and emergencies related to unit preparation.

Skills:

The Make Ready Tech utilizes a broad range of technical skills daily, including carpentry, painting, plumbing, and electrical repairs, to ensure each unit is fully functional and aesthetically pleasing. Problem-solving skills are essential when diagnosing maintenance issues and determining the most efficient repair methods.
