About the Role
Artēgan Communities is looking for an experienced and hands-on Maintenance Director to oversee all aspects of facilities, housekeeping, and laundry operations at one of our senior living communities. This is a critical leadership position — you’ll be the person who keeps our building safe, our environment welcoming, and our residents comfortable every single day.
What You’ll Do
• Maintain the community. Perform daily walk-throughs, identify and correct hazards, execute preventive maintenance, and ensure the building, grounds, and equipment are always in safe and solid working order.
• Lead the departments. Oversee Maintenance assistants — including hiring, scheduling, training, and performance management of department staff.
• Manage life safety compliance. Conduct monthly fire/disaster drills, maintain fire and emergency preparedness programs, and ensure compliance with all state and federal life safety regulations.
• Keep systems running. Test and inspect essential systems (emergency generator, sprinkler system, fire alarms, HVAC, hot water, call bells, and more) on a regular schedule.
• Turn apartments quickly. Ready vacant units for new occupancy within five calendar days, coordinating all cleaning, repairs, and inspections.
• Own the TELS platform. Review and update TELS daily to track work orders, scheduled maintenance, certifications, and drill completions.
• Manage the department budget. Administer the departmental budget across maintenance, housekeeping, and laundry — ordering supplies and coordinating with approved vendors within established limits.
What We’re Looking For
• 2+ years of experience in institutional maintenance, housekeeping, and/or laundry operations
• Working knowledge of electrical, plumbing, HVAC, carpentry, painting, and refrigeration systems
• Strong leadership skills with experience supervising and developing a team
• Highly organized, with the ability to manage multiple priorities and a varied workday (less than 1.5 hours of desk time — this is a hands-on role)
• Comfortable with on-call availability 24/7 for community emergencies
• CPR/First Aid certified (or able to obtain within 30 days of hire)
• Basic computer skills; ability to learn and navigate TELS maintenance tracking software
• Genuine interest in and positive attitude toward older adults and senior living environments

* Salary negotiable based on proven experience; $90,000-$95,000
