Job Description

The General Maintenance Technician III performs maintenance service and repairs at our resort, ensuring that all facilities and villas are maintained to the highest standards. Success in this role involves conducting daily inspections, independently troubleshooting, and handling tasks such as plumbing, painting, drywall repair, appliance maintenance, hardware, flooring, and most electrical and HVAC issues. The GMT III will ensure all assets remain fully operational and visually well-maintained, responding promptly to guest requests with a strong customer-focused approach. The ideal candidate demonstrates success in collaborative, cross-functional work that yields positive results and effectively prioritizes tasks based on multiple data sources, adapting to frequently changing work demands.

The GMT III is expected to bring significant technical expertise, strong leadership skills, and the ability to manage complex projects with specialized systems knowledge. Additionally, they will support, guide, and mentor GMT I and II team members. For more extensive repairs or when additional resources are needed, they will communicate and collaborate with leadership to ensure timely, high-quality completion.

ESSENTIAL DUTIES & TASKS:

  • Interprets the Facilities Operations department's plans and strategies for managing the quality of guest condominiums, resort amenities and facilities, and campus grounds
  • Strategically schedules a range of facility care work tasks described in the plan for the day and future days/weeks/months using the facility's operations system of record
  • Assigns scheduled and rapid-response work tasks to available skilled internal and contractor partner resources. Continually monitors work pace completion compared to established performance standards, reprioritizes and redirects work according to changing business conditions, and advises management on variance to standards
  • Serves as the central hub of facilities knowledge in the moment
  • Uses multiple modes of communication to connect frequently with guest services (front desk) staff, housekeeping, maintenance technicians, contractor partners, and resort guests for the collection and dissemination of business-critical information. Talks with resort guests to triage facilities issues, set service response expectations, and validate that work has been completed to quality control and guest expectations
  • Analyzes information from various systems of record (facilities operations, voice of the guest, CRM) to identify trends in compliance performance. Advises facilities, front office, and regional support on findings for process improvement solutions. Partners with the resort's Inventory Control on product trends, deficiencies, supply, and availability
  • Conducts quality inspections, maintains some critical inventories, performs periodic inventory counts, and performs light maintenance and administrative tasks as assigned
  • All GMT I and II responsibilities, while operating with limited supervision of department leaders
  • At the advanced level, this position identifies, troubleshoots, and resolves maintenance tasks in guest rooms and common areas of the resort
    • Examples: install and repair lighting systems and large appliances. Install new pipes, valves, and fittings in water and gas systems. Troubleshoot and repair issues related to water pressure, sewage, and drainage systems. Responsible for any carpentry projects and managing large-scale renovations.
  • Diagnose and repair minor issues with heating, ventilation, and A/C systems, including chillers, boilers, and commercial-grade systems.
  • Prioritize and complete repairs in assigned areas to ensure furniture, fixtures, and equipment are both functional and maintained with a high appearance standard.
  • Maintain accurate records of villas serviced and work performed via Asgard and reporting tools
  • Performs inventory management duties as assigned by the leadership team

EDUCATION & EXPERIENCE

  • High School Diploma or GED
  • Vocational training is a plus

EXPERIENCE & QUALIFICATIONS:

  • 3+ years of experience required
  • Advanced knowledge and skills in maintenance
  • Possess a specialized skill in specific area(s) such as electrical, carpentry, plumbing, HVAC, etc.
  • A maintenance-related certification is a plus
