Job DescriptionJob Summary:

The Maintenance Director is responsible for overseeing the overall maintenance and safety of the facility, ensuring that all equipment, systems, and grounds are functioning efficiently and meet regulatory and safety standards. This role involves supervising maintenance staff, managing vendors and contractors, and coordinating preventative and corrective maintenance for the facility.

Key Responsibilities:

  • Develop and implement a preventive maintenance program for the physical plant, equipment, and grounds.

  • Conduct daily rounds to assess and prioritize maintenance needs.

  • Supervise and schedule maintenance staff and ensure completion of work orders in a timely manner.

  • Maintain HVAC, plumbing, electrical, and mechanical systems in compliance with applicable codes and regulations.

  • Ensure compliance with state and federal regulations, including Life Safety Code and OSHA standards.

  • Coordinate inspections and repairs with contractors and outside vendors.

  • Manage the maintenance budget, including purchasing supplies and equipment within budgetary guidelines.

  • Maintain accurate maintenance records, logs, and documentation required for state surveys.

  • Respond to emergency maintenance requests promptly and effectively.

  • Participate in disaster preparedness planning and drills.

  • Ensure safety protocols are followed and proper signage and PPE are used.

  • Train and mentor maintenance staff in safe work practices and maintenance procedures.

Qualifications:

  • High School Diploma or equivalent required; technical or vocational training preferred.

  • 3–5 years of experience in facility maintenance; prior experience in long-term care or healthcare setting strongly preferred.

  • Supervisory experience required.

  • Working knowledge of building systems, including HVAC, electrical, plumbing, and life safety equipment.

  • Strong organizational, communication, and time-management skills.

  • Ability to read and interpret blueprints, technical manuals, and regulatory requirements.

  • Basic computer skills (e.g., work order systems, email, spreadsheets).

Physical Requirements:

  • Ability to lift up to 50 lbs.

  • Frequent standing, walking, climbing, bending, and kneeling.

  • Must be available to respond to emergencies after hours as needed.
