We have an immediate opening for a Team Leader who is comfortable creating out-of-the box solutions for the day-to-day challenges of managing a Professional Property Management Team. TECHNOLOGY REQUIREMENTS:
• AppFolio
• MicroSoft Suite
• Google Drive

DUTIES AND RESPONSIBILITIES:
Accounting:
• Scan receipts and save invoices to closeout monthly folders
• Work with AP and follow up to make sure they are paid
• Pay invoices with CC or via Belaire check
• Check mail (PO 444), scan in and email to managers,
• Travel to PO, bank, showings, new properties
• Input rent checks into AppFolio and follow up with AR
• Meet tenants at office to pay in person, print out receipt of payment for them
• Answer tenant questions about ledgers
Bookkeeping Records:
• Change in Management (CIM) forms
• 14-Day Notices with Attestation Forms
• Rental increase letters, also sending to housing for all applicable tenants
• New tenant forms, move out forms, input change of address upon move out
• Marketing mailings
• Scan in received letters into AppFolio and Landlord/Tenant Portals
Leasing Apartments:
• Meet people at office to fill out application if they have trouble online
• Meet new tenants at office when issues signing lease
(print, sign, explain, scan in and update AppFolio)
• Assist on showings/scheduling/updating for move outs/move ins and new rentals
• Update marketing pics of new or recently updated rentals
• Update move in condition pictures for Security Deposit records
RAFT/Housing:
• Keep records up to date for all Landlords (i. e. W9, Deeds, Agency of record)
• Maintain Client records for appointment of agent form
• Working with tenants/RAFT to make sure process moves quickly/accurately
Maintenance:
• Tracking timesheet labor descriptions for clarity to owners
• Coordinate scheduling repairs with vendors/tenants/maintenance team
• Writing and posting (email/text) 24-hour notice letters
• Sending notices (email/text) for trash, parking, tenant issues, complaints
Monthly Closeout:
• Scan and input receipts
• Input timesheets, double checking to make sure to record all authorized OT
• Help track down missing invoices sent to Hyun-Ju so they can be put in AppFolio
• Enter Landscaping/Snowplow charges
• Charges to tenants if needed
• Creating invoices for cleaning charges
• Recording Belaire Inventory charges (MNT team using Belaire in stock items)
Human Resources:
• Help set new employees up in Paychex flex
• Help them fill out paperwork if questions
• Make sure their timesheet is filled out correctly
• Help with training (Computer, AppFolio, timesheets, receipt info)
• Update chiclets on timesheets
• Create new timesheets at end of year for next year
Rentometer.com:
• Run rental reports for our target markets after the 15th of the month
• Updating google sheet for market trends
Administration:
• Daily briefing team meetings (phone, zoom, in person)
• Monitor email communications
• Monitor text messages from team group chats
• Key Logout Sheet monitoring
• Updating client sheet as needed
• Summary process meetings at court- when needed
• Move out process tracking
• Final move out process in AppFolio
• Add charges to tenant in AppFolio for move out costs prior to SD being returned
