Job DescriptionProperty Management Maintenance Technician
Position SummaryWe are seeking a dependable and skilled Property Management Maintenance Technician to join our team. This position is responsible for maintaining the overall appearance, functionality, and cleanliness of multifamily residential communities. The ideal candidate will have strong attention to detail, excellent problem-solving skills, and the ability to perform a variety of maintenance, repair, and groundskeeping tasks while providing a safe and welcoming environment for residents.Why Apply with Us?
Essential Responsibilities
- Perform routine custodial duties throughout the property, including sweeping, mopping, vacuuming, dusting, and removing trash from common areas.
- Maintain exterior grounds by picking up debris, cleaning dumpster areas, trash rooms, and trash chutes, blowing parking areas and sidewalks, power washing, and keeping the property presentation ready.
- Maintain breezeways by removing cobwebs, cleaning light fixtures, mopping floors, power washing surfaces, and wiping down doors and handrails.
- Perform basic landscaping duties, including trimming, pruning, watering, monitoring irrigation systems, and removing leaves, branches, and debris.
- Assist with apartment make-ready preparation, including trash removal from vacant units and eviction move-outs prior to turnover.
- Safely operate maintenance equipment, including power washers, backpack blowers, floor scrubbers, carpet cleaners, sweepers, and golf carts.
- Complete assigned work orders and maintenance requests in a timely manner, including updating records in computer systems and uploading completion photos.
- Perform general repairs and preventative maintenance to maintain the community’s appearance, safety, and structural integrity.
- Identify and report maintenance concerns, property damage, and safety hazards promptly.
- Maintain compliance with company safety, environmental, and operational policies.
- Monitor inventory levels and report supply needs to management.
- Provide excellent customer service while interacting professionally with residents, vendors, and team members.
Education & Experience
- Minimum of 1 year of maintenance, property management, construction, or related experience preferred.
- General knowledge of skilled trades, including:
- Drywall repair
- Basic carpentry
- Plumbing and electrical troubleshooting
- General repairs
- Apartment make-ready processes
- Ability to prioritize tasks, work independently, and meet deadlines.
- Strong organizational skills with attention to detail.
- Ability to troubleshoot issues and provide effective solutions.
Qualifications Physical Requirements
- Ability to walk, stand, climb stairs, and access various areas of the property.
- Ability to push, pull, bend, stoop, kneel, and reach overhead as needed.
- Ability to use hand tools and maintenance equipment with proper dexterity.
- Ability to communicate effectively in person and by phone.
- Ability to recognize sounds indicating potential issues, such as equipment malfunctions or alarms.
- Ability to lift and carry up to 50 pounds occasionally, with assistance available for heavier items.
- Ability to safely operate maintenance equipment, including power washers, trimmers, blowers, and floor scrubbers.
Work Environment
- Position is performed onsite at multifamily residential properties.
- Requires working outdoors with exposure to varying weather conditions.
- May require working in confined spaces.
- Requires flexibility to adjust schedules based on business needs.
- Must follow all safety procedures and maintain a professional work environment.
Position Details
- Pay Rate: $14.00 – $14.50 per hour
- Schedule: Monday – Friday, 8:00 AM – 5:00 PM
- Employment Type: Full-Time
- Monday - Friday
