The HOA Community Manager serves as the primary on-site leader responsible for maintaining the physical condition, safety, and operations of the client's residential community located in Hollywood, CA In this role, you will act as the key daily liaison between homeowners, vendors, contractors, and the property management company. Your mission is to proactively protect association assets, streamline facility maintenance, and deliver exceptional communication to residents and the Board of Directors.

This is a Direct Hire position located in Hollywood, CA. Office hours are 9 AM to 6 PM Monday through Friday.

Position Requirements
• Minimum 3 years of HOA Property Management experience with at least 125 homes, single site.
• Active HOA industry certifications (e.g., CMCA, AMS, PCAM) preferred
• Strong knowledge of building mechanical systems and HVAC.
• Exceptional written and verbal communication skills.
• Proficiency in digital record-keeping and report generation.
• Ability to manage multiple contractors and project timelines.
• High level of conflict resolution and customer service skills.
• High School diploma


General Duties:

• Conduct routine visual inspections of all common areas including roof, hallways, stairwells, garage, and mechanical rooms.
• Evaluate landscaping, lighting, security systems, and trash areas.
• Document and photograph safety concerns, rule violations, and vendor quality.
• Collaborate with Management Company on bid procurement.
• Coordinate contractor access and maintain punch lists. Verify completion of contracted work prior to payment.
• Manage day-to-day incoming resident maintenance requests.
• Oversee preventive maintenance for critical mechanical systems.
• Schedule fire safety, HVAC, elevator, and plumbing testing.
• Track capital project progress through active site walks. Provide weekly construction milestone updates to stakeholders.
• For emergencies, Act as the primary on-site emergency coordinator and partner with after-hours management services during crises.


Administration & Reporting

• Organize equipment manuals, warranties, and key logs.
• Maintain and track weekly vendor logs and open facility issues.
• Submit comprehensive monthly asset health assessments.
• Generate weekly and monthly written deficiency reports.
• Attend scheduled Board meetings to present formal updates.
