Job Description

Job DescriptionLeasing Consultant — Student Housing | Boone, NC

Two openings: one Full-Time, one Part-Time

FULL-TIME LEASING CONSULTANT

Location: Boone, North Carolina Employment Type: Full-Time (40 hours/week) Reports To: Property Manager / Leasing Manager Compensation: $16–$19/hour DOE + leasing commissions and renewal bonuses

About the Role

We manage student housing serving the Appalachian State University community, and we're looking for an outgoing, dependable Leasing Consultant to be the face of our property. You'll guide students and their parents through every step of the leasing process — from the first tour to move-in day — while helping us hit occupancy goals during pre-lease season.

If you enjoy talking to people, thrive in a fast-paced environment, and want a role where your effort translates directly into earnings, this is a great fit.

What You'll Do

  • Conduct property tours for prospective residents, parents, and guarantors
  • Respond promptly to phone, email, text, and walk-in inquiries
  • Qualify prospects, explain lease terms, and process applications and lease documents
  • Follow up consistently with leads to drive conversions and hit weekly leasing goals
  • Support renewal campaigns and resident retention efforts
  • Assist with marketing outreach on campus, at housing fairs, and through social media
  • Help plan and staff resident events and community-building activities
  • Maintain accurate records in the property management software (Entrata, RealPage, or similar)
  • Inspect model units and common areas to ensure tour-ready presentation
  • Support turn season, move-in, and move-out operations
  • Address resident questions and concerns with professionalism and follow-through

What We're Looking For

Required

  • High school diploma or equivalent
  • Strong communication and interpersonal skills
  • Reliable, punctual, and comfortable working independently
  • Basic computer proficiency (email, Microsoft Office / Google Workspace)
  • Availability to work Saturdays and occasional evenings, especially during peak leasing season (September–March) and turn season (July–August)
  • Must be able to walk the property and climb stairs during tours

Preferred

  • Previous leasing, sales, retail, hospitality, or customer service experience
  • Familiarity with student housing or the Boone / App State market
  • Experience with property management software
  • Bilingual (English/Spanish) a plus
  • Valid driver's license and reliable transportation

Schedule

Monday–Friday with rotating Saturdays. Extended hours during peak leasing and turn season. Some evening event coverage.

Benefits

  • Leasing commissions and renewal bonuses
  • Health, dental, and vision insurance
  • Paid time off and paid holidays
  • 401(k) with company match
  • Housing discount (where applicable)
  • Paid training and clear advancement path toward Assistant Manager / Property Manager

PART-TIME LEASING CONSULTANT

Location: Boone, North Carolina Employment Type: Part-Time (15–25 hours/week) Reports To: Property Manager / Leasing Manager Compensation: $15–$17/hour + per-lease commissions

About the Role

Perfect for a current App State student or anyone looking for flexible, people-focused work. As a Part-Time Leasing Consultant, you'll tour prospective residents, support our leasing team during our busiest seasons, and help build a community your peers actually want to live in. We build schedules around class commitments.

What You'll Do

  • Give tours of the community and model units to prospective residents and their families
  • Answer inquiries by phone, text, email, and in person at the leasing office
  • Assist with applications, lease paperwork, and follow-up communication
  • Support campus marketing — tabling, flyer distribution, housing fairs, and social media content
  • Help set up and run resident events
  • Keep the leasing office, model units, and tour path clean and presentable
  • Enter prospect and resident information accurately into the leasing system
  • Provide general front-desk and administrative support

What We're Looking For

Required

  • High school diploma or equivalent (current college students strongly encouraged to apply)
  • Friendly, outgoing, and comfortable approaching new people
  • Dependable attendance and strong follow-through
  • Availability for at least one weekend shift per week
  • Ability to walk the property and climb stairs during tours

Preferred

  • Currently enrolled at Appalachian State University or a member of the local community
  • Retail, restaurant, hospitality, or customer service background
  • Involvement in campus organizations, Greek life, or student groups (great for referrals)
  • Social media or content creation skills

Schedule

Flexible, built around your class schedule. Typical shifts fall between 9:00 AM and 6:00 PM weekdays, plus weekend coverage. Additional hours available during peak leasing season and August turn.

Perks

  • Per-lease commission on every signed lease you generate
  • Flexible scheduling around academics
  • Paid training
  • Resume-building experience in sales, marketing, and real estate
  • Potential to move into a full-time role after graduation
