Job DescriptionMancan is searching for dependable, motivated, and customer-focused Maintenance Technician.
The position is responsible for maintaining the apperance, safety, and functionality of a 15-story luxury condominium community. The Maintenance Technician performs preventive maintenance, repairs, inspections, and groundskeeping while providing exceptional service to residents and working closely with management and contractors. Experience working in a high rise is preferrable.
Key Responsibilities:
*Respond to work orders and emails.
*Perform daily inspections of the property, including common areas, mechanical rooms, pool deck, parking garage, stairwells, elevators, and exterior grounds.
*Complete preventive maintenance and repair work on building systems and common areas.
*Perform basic plumbing, electrical, carpentry, painting, drywall, and HVAC maintenance and repairs.
*Clean and maintain the pool deck, spa deck, sidewalks, entrances, and other common areas.
*Respond promptly to maintenance requests from residents and management.
*Assist with inspections, vendor access, and contractor oversight.
*Monitor and maintain lighting throughout the property, replacing lamps and fixtures as needed.
*Perform routine maintenance on doors, gates, locks, hardware, and building equipment.
*Maintain maintenance logs, work orders, and inventory of supplies and equipment.
*Assist with hurricane preparedness, emergency response, and post-storm recovery efforts.
*Ensure compliance with OSHA safety standards and community policies.
*Report maintenance issues and recommend repairs or improvements to management.
*Assist with moving furniture, setting up meeting rooms, and preparing common areas for community events.
*Maintain a clean, organized, and safe maintenance shop and storage area.
*Perform other duties as assigned by the community Association General Manager.
Qualifications & Requirements:
*High school diploma or GED required.
*Minimum of 3 years of maintenance experience, preferably in a condominum, apartment, hotel, or commercial building.
*Working knowledge of plumbling, electrical, HVAC, carpentry, painting, and general building maintenance.
*Ability to operate hand tools, power tools, pressure washers, ladders, and maintenance equipment safely.
*Strong problem-solving skills and attention to detail.
*Excellent customer service and communication skills.
*Ability to work independently and as part of a team.
*Vaild Florida driver's license with a clean driving record preferred.
Physical Requirements:
*lift up to 50 lbs.
*Stand, walk, bend, climb stairs, and work on ladders for extended periods.
*Work indoors and outdoors in varying weather conditions.
*Ability to respond to emergencies outside normal business hours when required.
Schedule:
*Full time
*Monday through Friday, with occasional Saturdays.
*Participation in on-call rotation for emergencies may be required.
