Key Responsibilities
- Knowledge of and compliance with company standards, policies, and procedures
- Maintain compliance with all Fair Housing standards in all resident interactions
- Maintain property standards for cleanliness, appearance, safety, and functionality
- Maintains a professional appearance at all times by practicing good personal hygiene and wearing a clean, presentable uniform.
- Respond to service requests in a timely, professional, and customer-focused manner
- Flexibility to work overtime, on weekends, and participate in the emergency on-call rotation as dictated by business needs.
- Assist with preventative maintenance programs and scheduled inspections
- Conduct property walks and equipment audits; identify and address maintenance issues
- Safely operate hand and power tools
- Perform apartment turnover activities, including cleaning, painting, and repairs
- Maintain consistent communication with the management team regarding timelines, priorities, and progress
- Perform physical tasks including lifting up to 50 pounds, climbing, bending, kneeling, and standing for extended periods
- Participate in snow removal activities as directed by the management team

Technical Knowledge
- Working knowledge and hands-on experience with:
o Various HVAC systems
o Plumbing (water heaters, drain clearing, fixture repair and replacement)
o Minor electrical repairs
o Appliance repair
o Drywall preparation and repair, painting, and basic carpentry
- General understanding of building systems, including fire sprinkler, fire alarm, and central mechanical/HVAC systems (as applicable)
- Understanding of and ability to assist with work order management and apartment make-ready processes
- Ability to learn and effectively navigate assigned maintenance applications and related technologies
Development & Training
- Monthly safety training as part of Heatherwood’s Safety Culture
- Ongoing technical training
- Providing resources and support to help you successfully complete and maintain all necessary credentials, such as EPA type I, II & Universal, CPR, CPO, and standpipe certifications (NYC).
