Job DescriptionDescription:

Primary Objective

The Building Maintenance Technician is responsible for maintaining the facility, manufacturing equipment, utilities, and production machinery to ensure a safe, efficient, and reliable manufacturing operation. This position performs preventative maintenance, equipment troubleshooting, repairs, installations, and facility upkeep while minimizing production downtime. The technician supports continuous improvement initiatives and works closely with Production, Engineering, EHS, and Operations to maintain equipment reliability and workplace safety.


Essential Duties and Responsibilities

· Perform preventative, predictive, corrective, and emergency maintenance on manufacturing equipment and facility systems.

· Diagnose mechanical, electrical, pneumatic, hydraulic, and control system issues to quickly restore production equipment.

· Maintain and repair manufacturing equipment including, but not limited to:

o CNC turret punch presses

o Press brakes

o Welding equipment (MIG/TIG)

o Air compressors

o Forklifts and material handling equipment

o Conveyor systems

o Pneumatic tools

o Assembly equipment


· Install, relocate, and commission new machinery and production equipment.

· Perform routine inspections of machinery and facility systems to identify maintenance needs before failures occur.

· Troubleshoot motors, gearboxes, belts, bearings, sensors, drives, electrical controls, and pneumatic systems.

· Read and interpret electrical schematics, mechanical drawings, blueprints, and equipment manuals.

· Assist with facility maintenance including lighting, plumbing, doors, HVAC coordination, compressed air systems, and general building repairs.

· Maintain preventive maintenance schedules and accurately document maintenance activities using work orders or maintenance logs.

· Coordinate with outside contractors and vendors for specialized repairs and equipment servicing.

· Support production by responding quickly to equipment breakdowns while minimizing downtime.

· Ensure compliance with OSHA regulations, company safety policies, Lockout/Tagout (LOTO), machine guarding, and environmental requirements.

· Participate in 5S, Lean Manufacturing, Kaizen, and continuous improvement initiatives.

· Assist with equipment upgrades, process improvements, and manufacturing efficiency projects.

· Maintain maintenance inventory including repair parts, tools, and critical spare components.

· Maintain a clean, organized, and safe maintenance shop and work environment.

· Perform additional duties as assigned.

Qualifications

Education and/or Experience:

High school diploma/GED required. An associate degree from an accredited college or university preferred. Minimum of two years related industrial mechanical, industrial electrical, machinery repair or completion of two-year technical school with one year related industrial mechanical and industrial electrical experience. HVAC knowledge a plus.


Knowledge, Skills and Abilities:

1. Able to understand and interpret electrical and mechanical drawings and functions of industry standard symbols.

2. Experienced in using testing instruments including multimeters.

3. Able to work under minimal supervision and possess time management skills.

4. Must have effective communication skills and work well with others in a team environment.

5. Possess basic computing skills in Outlook, Excel and Word.

6. Must demonstrate sound work ethics.

7. Must have knowledge of standard cleaning procedures, chemicals, products and equipment.

8. Able to read and comprehend labels and instructions and understand SDS.

9. Must be flexible and quickly adapt to different work scenarios.

10. Knowledge of 5S and Lean Manufacturing a plus.


Physical Demands and Work Environment:

While performing the duties of this job, the employee is required to sit; talk or hear; and use hands to finger, handle, or touch objects or controls. The employee is required to spend the majority of the shift standing and walking. The employee is required to use hands repetitively. Intermittently, the employee may be required to lift up to 50 lbs. to stoop, bend or reach above the shoulders.
