The Porter/Janitor plays a key role in maintaining the cleanliness, safety, and overall appearance of the community. The Porter/Janitor is responsible for routine janitorial services, exterior property upkeep, and physically demanding tasks that support day-to-day operations. The ideal candidate takes pride in their work, operates with a service-oriented mindset, and contributes to a well-maintained, welcoming environment for residents and guests.
Job Duties
- Perform daily janitorial duties in common areas, including lobbies, hallways, restrooms, stairwells, and amenity spaces
- Maintain exterior areas by collecting trash, sweeping walkways, cleaning parking areas, and removing debris
- Conduct heavy lifting as required, including moving furniture, bulk items, supplies, and waste materials3
- Support property clean-up efforts after events, maintenance projects, or weather-related impacts
- Monitor common areas for safety hazards, damage, or maintenance needs and report issues promptly
- Assist with setup and breakdown of community events or meetings as needed
- Follow established safety procedures, cleaning standards, and HOA policies
Qualifications
- Ability to lift, carry, push, and pull heavy objects (typically up to 50 lbs or more)
- Experience with janitorial, porter, or maintenance work preferred
- Comfortable working outdoors in varying weather conditions
- Strong attention to detail and time management skills
- Dependable, punctual, and able to work independently or as part of a team
- Basic understanding of cleaning chemicals, equipment, and safety practices
- Professional demeanor and respectful communication with residents and staff
