The Roving Operating Engineer will be responsible for oversight and maintenance of the assigned portfolio of commercial and office buildings by managing and directing the inspection, maintenance, and repair functions of the asset.
Position has overall responsibility for ensuring that the physical aspects of the properties meet the company's established standards and any applicable laws. This is done for safety, appearance and operational efficiency reasons within the budgeted financial goals of the asset.
ESSENTIAL DUTIES AND RESPONSIBILITIES
• Understand and effect required mechanical operating standards for the building, including seasonal temperature adjustment criteria and procedures for heating and cooling, economization, on/mid/off peak operation, and automatic EMS settings to maximize energy savings.
• Respond to service requests from Tenants and Building Office Staff.
• Service all building equipment via the established Preventative Maintenance (PM) Program.
• Develop and maintain an up-to-date inventory of all equipment, tools and supplies applicable to the maintenance of the property.
• Obtain bids or proposals for equipment maintenance contracts, repair work and capital projects. Review submittals with Property Manager, and other personnel as necessary. Make recommendations for scope of work and contractor selection.
• Study and learn all building equipment that is listed in the PM Program.
• Review plans and drawings on new tenant construction pertaining to HVAC, plumbing, electrical.
• Maintain operating logs in an accurate and current condition.
• Perform water treatment testing once per shift, per day. Audit all chemical logs and programs to ensure that water treatment is being performed as required.
• Ability to exercise good judgment and professional demeanor interacting with building management, tenants, and vendors. Team player attitude.
• Maintain compliance with OSHA regulations, SCAQMD regulations and hazardous chemicals program
• Special projects as directed by Property Manager.
• Will be responsible to maintain, a Capital Improvement Schedule
• Will conduct annual property inspections in order to maintain PM and CIS program and to ensure compliance with Federal and State regulations for Maintenance teams
• Other duties may be assigned.
SUPERVISORY RESPONSIBILITIES
o Work closely with vendors such as scheduling, directing, and overseeing.
o Work closely with other Operating and Utility Engineers and Day Porter
o Be willing to share your knowledge with fellow workers and other engineers.
EDUCATION AND SKILLS REQUIREMENTS
• High school Diploma or GED
• At least 5 years of facilities and engineering background in commercial real estate.
• Good verbal and written skills. Comfortable working with computers and computer systems.
• Familiarity with City of Los Angeles Building & Safety Codes and South Coast Air Quality Management District Rules.
• Appropriate professional or vocation certifications to work on building systems including mechanical, HVAC, life/safety, or electrical systems.
• Projects a professional image by meeting all dress code standards. Uniform to be provided by the company.
• Ability to communicate in a positive and professional manger with tenants, building management and vendors.
• EPA certified
• Experienced with high and low voltage electrical systems
• Fire safety and Reg4Testing
• Experience with OSHA and LEED requirements
• Ability to read and comprehend complex instructions and correspondence in English.
• Ability to effectively present information to tenants, vendors, and other employees in English.
• Ability to read blueprints and various schematics for approval purposes
• Must possess a current driver's license, auto insurance and have access to a reliable automobile.
• Must be able to walk, bend, kneel, climb ladders, operate hand and power tools, and carry items weighing up to 75 lbs. unassisted.
